It may seem to make sense when looking to purchase a new construction home - to walk into the model and buy a home.  

You aren't buying a car, you're purchasing a home and the process is very different!  You can and should seek out your own representation. Here are a few things to  know and a real life cautionary tale...

1.  It doesn't cost you, the buyer, anything.  The seller (in this case the builder) pays real estate commission.  The buyer does not pay their agent and the seller doesn't reduce the price if you have no representation.  You pay the same for the home regardless.

2.  Builder's have their own contracts.  I know this may come ask a shocker, but builders have their own purchase agreements and they aren't necessarily written to cover the buyer.  They do, however, cover the seller/builder to further extents than the normal contract provided by your local Realtor® Association.  On-site representation may deliver the agreement to you quickly, leaving you with questions - after all, they've been over this a thousand times before.  When you have your own representation, we can slow that process down and provide a third perspective, ask questions and provide suggestions to make sure you are covered.

3.  Incentive opportunities.  Builders send emails to their Realtor® database regularly announcing new buyer incentives.  We also know to ask about recently expired incentives that you might be able to take advantage of - saving you thousands!

4.  You need an advocate during the construction process.  By having your own representation during a new construction purchase, you have someone that will oversee the schedule and provide you regular updates and photos.  An experience real estate professional is knowledgeable about this process and what the timeline should look like.  Sometimes builders get behind schedule and you need a voice speaking up for you and your investment.

5.  Helping you until the end (and beyond!).  Generally builder's representatives will not be helping you review your closing documents for accuracy, they won't be present at closing, they may or may not be there to hold your hand through lender problems, etc.  These are all benefits of having your agent.  And why wouldn't you since it's free??

The Curp's Story...

A sweet Coast Guard family of 7 made an offer on this pre-construction home sight unseen in March. They were living in Alaska at the time ????. The home was scheduled to be completed mid-August but between COVID issues with subcontractors and Hurricane Sally the schedule was BEHIND. They had traveled with a new puppy and had been living in a hotel waiting on their closing day. When the builder told us their closing would be pushed back 30 days the buyer was extremely discouraged - they couldn't live in a hotel for another month!!

Wanting to make sure they were comfortable and happy, I jumped on Facebook and reached out to my circle to find a short term rental that would accept a dog. Luckily, I was to help them retrain a three bedroom home at a great monthly rate. Then, Hurricane Sally hit just before their closing date. They have three small children so their lender and I worked together to find them a place to go while their rental had no power.

(Side note: I'm forever thankful that I was partnered with the amazing Diana Will Team, Movement Mortgage NMLS 1740691 for this transaction. Literally a 95% chance of this not ending well without her on our team.)

Closing day FINALLY came. Everyone was ecstatic! Documents were signed, movers were coming... Then the closing agent calls to say the original documents were lost by UPS. The lender and I again worked together to make sure the buyer's interests were taken care of until everyone was able to re-sign all the documents.

Buyer lesson of the day... Things happen. Choose your own representation and lender. Using the builders representative and preferred lender could leave you without an advocate. Sometimes you need an advocate! Pre-construction sales don't always go as planned.

I'm happy all these kids are now running around in their big backyard and I know their mom is too!! Cheers to happy endings!!
