Thinking about new construction?? 5 Reasons to have your own representation.

It may seem to make sense when looking to purchase a new construction home - to walk into the model and buy a home.
You aren't buying a car, you're purchasing a home and the process is very different! You can and should seek out your own representation. Here are a few things to know and a real life cautionary tale...
1. It doesn't cost you, the buyer, anything. The seller (in this case the builder) pays real estate commission. The buyer does not pay their agent and the seller doesn't reduce the price if you have no representation. You pay the same for the home regardless.
2. Builder's have their own contracts. I know this may come ask a shocker, but builders have their own purchase agreements and they aren't necessarily written to cover the buyer. They do, however, cover the seller/builder to further extents than the normal contract provided by your local Realtor® Association. On-site representation may deliver the agreement to you quickly, leaving you with questions - after all, they've been over this a thousand times before. When you have your own representation, we can slow that process down and provide a third perspective, ask questions and provide suggestions to make sure you are covered.
3. Incentive opportunities. Builders send emails to their Realtor® database regularly announcing new buyer incentives. We also know to ask about recently expired incentives that you might be able to take advantage of - saving you thousands!
4. You need an advocate during the construction process. By having your own representation during a new construction purchase, you have someone that will oversee the schedule and provide you regular updates and photos. An experience real estate professional is knowledgeable about this process and what the timeline should look like. Sometimes builders get behind schedule and you need a voice speaking up for you and your investment.
5. Helping you until the end (and beyond!). Generally builder's representatives will not be helping you review your closing documents for accuracy, they won't be present at closing, they may or may not be there to hold your hand through lender problems, etc. These are all benefits of having your agent. And why wouldn't you since it's free??
